Stamp duty calculator

Work out the stamp duty on a residential purchase in England or Northern Ireland before you make the offer, so the cash you need on completion day is known now rather than two weeks before you exchange.

How this calculator works

  • Put in the price you expect to pay and confirm the property sits in England or Northern Ireland.
  • Say whether this is a first home, whether another property is already owned, and whether the buyer is UK resident, because each of those moves the rate that applies.
  • The figure you get back is the stamp duty due on completion, which your solicitor files and pays out of the money you send them.

What it cannot see

The calculator reads the price and the boxes you tick. It does not know whether the purchase is going into your own name or the company, whether you are replacing a main home and could reclaim the higher rate later, whether part of the property is non-residential, or what taking the deposit out of the business does to your tax for the year. Those details change both the number and when you pay it.

Check where your own numbers land

Answer a few quick questions and I will tell you whether your company is the sort we work with. If it fits, the free tax review comes next and we look at how you pay yourself, what the deposit costs you and what you can still change before completion.
