Capital gains tax on property calculator
Sell a buy to let or a second home and the tax falls due long before your Self Assessment. Put in the numbers and see what the sale leaves you, with the costs and a second owner counted in.
How this calculator works
- Enter what you paid for the property, what you sold it for, and the buying and selling costs such as legal and agent fees.
- Add what you spent improving the property rather than repairing it, and say whether the property is owned by one person or two, so the gain is split.
- Add the rest of your income for the year, and the result shows the gain after the annual exempt amount and the tax that falls on it.
What it cannot see
The calculator does not know the rest of your year. Losses carried forward from an earlier sale, any period you lived in the property, a transfer to a spouse before completion, or income that lands after the sale all move the answer. It also does not know how you take money out of your company, and that is what decides which rate the gain is charged at.
Check your own position before you sell
Answer a few quick questions about your company and how you pay yourself. If there’s a fit, the free pay and tax review comes next, and we look at the sale alongside your salary, your dividends and the rest of the year.
